day 2--counter offer delivered to buyers agent or offer accepted
by seller.
day 3--counter offer returned to seller and accepted
day 4--contractors inspection ordered, termite inspection
ordered, septic system test ordered.
day 5--buyer submits loan application to lender if not paying
cash.
day 6--contractors report received by buyer's agent and buyer.
day 7--survey estimate received and work authorized by responsible
party usually the seller.
day 8--septic certificate received or notification of system
failure and work recommended to repair.
day 9--preliminary loan approval received for buyer.
day 10--contractors report and recommendations negotiated
by agents for buyer and seller.
day 11--original documents signed if transaction done by
fax so far.
day 12--survey completed buyer approves corners and any encroachments.
day 13--loan submitted to loan committee for underwriting.
day 14--deposit increased if necessary by buyer, check sent
to escrow company day 15--termite report received by buyer's
agent and any section 1 work approved by seller.
day 16--loan documents signed by buyer day
20--funds received by escrow company from buyer's bank or
lending institution. day 21--buyer's walk-thru home to inspect
repairs done by seller or contractor hired by seller.
day 22--escrow closed funds distributed to seller and service
providers lot purchase.
--add perculation analysis to ensure buildability of lot.
